Piastów Office Center in Szczecin (Poland): One Year of Active Asset Management

In early 2025, SPRUCE Asset Management successfully led the transaction of Piastów Office Center in Szczecin for its investor INVESTIKA Real Estate Fund. 

Since then, SPRUCE has been responsible for the asset management of this established A-class office complex of three buildings offering 25,000 sqm of modern offices, located near Szczecin’s historic centre and home to leading IT, TELCO and business services companies, with a strong retail element including a canteen, bank and insurance outlets, medical facilities and a gym.

Over the past year, SPRUCE has applied its hands-on asset management approach enhancing building´s operational performance, sustainability profile and tenant satisfaction. 

Piastów Office Center now targets the BREEAM Excellent certification, reflecting efficient energy use, reduced CO₂ emissions and responsible water management. SPRUCE´s dedicated Community Manager has ensured swift response to tenant needs, supported local community initiatives, and strengthened the building’s welcoming and well-maintained environment.  

This proactive strategy has proven effective: Vortex Energy Polska, a dynamic renewable-energy company, has selected Piastów Office Center for its new 875 sqm office, launching their operations in Piastów in January 2026 — a strong confirmation of the property’s appeal to innovative and growing businesses.
